(a) If the finished mean grade is more than two feet higher than the existing mean grade, the mean grade is measured at the corners of the proposed building using the existing grade elevations. (7) On sloped lots where the finished grade is more than two feet above or below the existing grade, the mean grade shall be established as follows: (6) Basements visible from a frontage may extend up to a maximum three feet above grade. (5) Mezzanines that occupy more than 50% of the floor below the mezzanine area count as an additional story. (4) Nonresidential buildings may exceed maximum single-story height subject to compliance with maximum height. (3) Stories are measured from finished floor to finished floor for multistory buildings and finished floor to the top of roof for single-story buildings. Building story measurement shall begin at the established first floor elevation above the mean grade. (2) Building stories are measured as specified in this section. If no building is located on the lot, the building height shall be measured from the mean grade of the corners of the proposed building. (1) Building height shall be measured from the mean grade at the corners of the building to the top of the roof.
